Concrete sealing is a two-stage service: we deep-clean the surface, let it dry, then apply a protective sealer that stops water, oil and organic growth from soaking into the pores of the slab. On the BC coast that matters more than almost anywhere in Canada — our concrete spends roughly half the year wet, and unsealed concrete drinks that water straight in.

Once water is inside the slab it carries everything with it: moss spores, de-icing salt, engine oil, tannins washed off cedar and maple. That is what turns a light broom-finish driveway grey-green and blotchy in three or four winters. A sealed slab sheds the water instead, so staining stays on top where a rinse takes it off.

Sealing is only as good as the prep underneath it. This is the sequence we follow on every residential and commercial job.

Deep Clean and Prep

Surface-cleaner pressure washing lifts embedded dirt, moss and failing sealer. Oil spots get a dedicated degreaser; organic growth gets treated so it cannot grow back through the new seal.

Full Dry-Down

Concrete has to be dry before sealer goes on, or the sealer traps moisture and clouds. That is normally 24 to 48 hours between the clean and the seal, weather depending.

The questions Surrey and Port Coquitlam homeowners ask us most before booking a seal.

Most residential concrete in Metro Vancouver needs resealing every 2 to 3 years if it was finished with a film-forming acrylic, or roughly every 5 to 10 years with a penetrating silane-siloxane sealer. Driveways that carry daily traffic and winter road salt sit at the short end of both ranges. The easiest test is to splash water on the surface: if it beads up, the sealer is still working. If the concrete darkens and soaks it in, it is time to reseal.

A penetrating sealer typically protects for 5 to 10 years because it cures inside the slab where nothing can scuff it off. A film-forming acrylic usually lasts 2 to 3 years because it sits on the surface and wears where tires and feet travel. Shade, constant rain, heavy shedding trees and de-icing salt all shorten those numbers.

For exterior concrete on the BC coast, yes. Replacing a two-car driveway costs many times what sealing it costs, and sealing is what prevents the water intrusion behind spalling, pitting and permanent staining in the first place. It also keeps the surface looking clean between washes, so you pressure wash less often.

Not right away. Fresh concrete needs to cure — usually about 28 days — so trapped moisture can escape before a sealer goes over it. Sealing too early clouds the finish and can cause the sealer to fail. If you have just had a pour done, call us and we will book your seal date around the cure.

Foot traffic is normally fine within a few hours, and vehicles after 24 to 48 hours. The exact window depends on the sealer used, the temperature and the humidity that day, so we give you firm times for your specific job before we leave the site.

It removes the conditions they need. Moss and algae root in damp, porous surfaces; a sealed slab sheds water and dries far faster, so regrowth is much slower and what does appear rinses off instead of gripping. On heavily shaded north-facing surfaces we usually pair sealing with a soft-wash treatment first.

Always. Sealing over dirt, moss or failing old sealer locks the problem in and guarantees a short-lived finish. Cleaning, degreasing and full prep are part of every concrete sealing quote we write — they are not an add-on line item you discover later.

A film-forming sealer can, which is exactly why we add an anti-slip aggregate to any surface people walk on — steps, patios, pool decks and sloped driveways. Penetrating sealers do not change surface traction at all, which is one reason we often specify them for walkways.

Sealing needs a dry surface and moderate temperatures, so our season generally runs from spring through early autumn. We watch the forecast and book around it, because a fresh seal that gets rained on has to be stripped and redone. Late spring and mid summer are the most reliable windows on the coast.
